Job Summary
This role supports the Real Estate Section in overseeing day-to-day facilities management activities, including monitoring maintenance and operational works, coordinating and managing contractors, tracking performance and contractual compliance, and procurement of works, consultancy/other services. In addition, other primary task of this position is to submit the relevant applications to the Government Departments for DA, such as Land Department, Survey Department, and Town and Country Planning, and to provide any documents and information that are required to obtain the approval. The position is also expected to liaise and coordinate with relevant stakeholders, such as GLCs, regulators and Government departments, for the delivery of works and projects.
Key Roles and Responsibilities
- Responsible to oversee the maintenance works of DA Properties are being implemented in time and to highlight any preventive works that can be done in advance.
- Prepare and submit any necessary documents and application to various Government Departments, which include, but not limited to, Land Department, Survey Department, Town and Country Planning, and other regulators, in relation to land acquisition/transfer, lease-related matters, Title deed issues, and projects that require approval upon commencement of works. The Employee is also expected to solve any pending issues in order to complete the application.
- Facilitate the procurement of the goods and services required by the Real Estate Section of ARED, and this includes, but not limited to, consultancy services, construction works, survey works and any equipment required. This includes drafting of the Request for Quotation, identifying the suitable vendors, collecting the quotations/proposals, assessment and providing the recommendations to the Management.
- Manage and coordinate contractors/consultants engaged by the Company to ensure that all work and services are carried out in accordance with the agreed scope, contractual obligations, timelines, and budget. The Employee shall also ensure that contractors/consultants adhere to the quality, safety, and performance standards set by industry best practices and the Company, and address any non-compliance or issues to ensure satisfactory project outcomes.
- Liaise and engage with internal and external stakeholders, including but not limited to government agencies, regulators, consultants, surveyors, and valuers, for the purpose of achieving the best possible outcomes to ensure the effective delivery of projects. This includes coordinating discussions, facilitating communications, and addressing stakeholders’ requirements.
- Ensure full compliance with applicable SOPs, which includes obtaining the necessary approvals from Management and the Board of Directors, where applicable, and ensuring that all required terms, conditions, and safeguards are properly incorporated into agreements, contracts, and related documentation prior to execution.
- Contribute and facilitate to the events organised by the Department.
Minimum Requirement
- Bachelor's Degree in Construction / Civil / Mechanical / Electrical Engineering.
- Possess any certification or minimal experience in Project Management is an advantage.
- Applicants must be registered and have an active profile in JobCentre Brunei.
