Job Title: Risk & Compliance Executive

Job Description
Responsbile to support the Compliance Manager in overseeing risk management and compliance processes to ensure that all property transactions, development projects, and real estate operations comply with applicable legal, financial, and regulatory requirements. This role is critical in safeguarding the organisation against compliance breaches, legal liabilities, and reputational risks.
Roles and Responsibilities
1. Risk Management:
- Identify and assess operational, legal, financial, environmental, and reputational risks across property acquisitions, leasing, development, and sales.
- Maintain and update the enterprise risk register with a focus on property and project-specific risks.
- Collaborate with project managers, legal, finance, and operations teams to implement mitigation measures.
- Monitor real estate market developments and regulatory changes that may impact risk exposure.
- Support incident reporting, risk assessments, and business continuity planning.
2. Compliance:
- Ensure Armada’s property transactions and development projects comply with applicable Brunei laws and regulations, including land use and zoning requirements under the Land Code, Anti-Terrorism (Terrorist Financing) Regulations, 2013 and Money Laundering and Terrorism (Prevention) Act (MLTPA) obligations under BDCB regulations, and relevant environmental guidelines.
- Review land titles, agreements, and due diligence reports for Armada’s real estate dealings to identify and rectify any compliance or legal risks.
3. Internal Controls & Governance:
- Assist in developing compliance frameworks and internal control policies for property development and management.
- Facilitate regular audits of project documentation and compliance registers.
- Organise compliance training sessions for employees, especially project and sales teams.
- Support audits by external regulators, tax authorities, and investors.
- Collaborate with Armada’s legal team during property acquisitions, disposals, and tenancy negotiations to ensure legal safeguards and regulatory alignment.
- Perform compliance checks for client onboarding, third-party vendors, and registered real estate agents in accordance with Brunei’s regulatory requirements.
- Monitor changes in Brunei’s legal and regulatory landscape and ensure Armada’s internal policies and procedures are updated to maintain ongoing compliance

Education
Level of Qualification: Bachelor's Degree
Major: Business Administration / Law / Economics / Management Studies or related areas
Preferred Professional Certification: Risk Management Certification (e.g., ISO 31000); Compliance Certifications (e.g., ICA or ACAMS)
