Job Title:  Senior Technician (Air-Conditioning)

Job Overview

Responsible in conducting comprehensive physical inspections and testing for all AC maintenance activities, meticulously documenting findings. Maintenance issues are assessed and resolved within approved guidelines and SLAs, with regular reporting to the AC Supervisor and Customer Relations Department (CRD). Ensuring adherence to approved methodologies, serves as the Real Estate Management System (REMS) AC Technician, providing maintenance support to departments and offering technical advisory and helpdesk services. Efficient collaboration with CRD and contractors ensures timely appointment arrangements. Recommendations for service and facility enhancements are provided to the AC Supervisor. Oversee Planned Preventive Maintenance implementation, enforce contractor compliance with the Armada Safety and Health Plan, prepare cost estimates, assist in report preparation, and fulfill additional company-assigned duties.

Roles and Responsibilities

1. Perform comprehensive physical inspections and testing for all Air-Conditioning (AC) maintenance activities, documenting findings using appropriate forms and tools.

2. Assess and resolve maintenance issues within approved guidelines and Service Level Agreement (SLA), reporting to the AC Supervisor and Customer Relations Department (CRD) as necessary.

3. Ensure AC servicing and installation works are performed in accordance with the approved work methodology and guidelines.

4. Serve the role as the designated Real Estate Management System (REMS) AC Technician.

5. Provide AC maintenance support to various departments.

6. Offer technical advisory and helpdesk services.

7. Collaborate efficiently with CRD and contractors on arrangement of appointments.

8. Provide recommendations to the AC Supervisor for enhancing services and facilities.

9. Ensure implementation of Planned Preventive Maintenance (PPM) as scheduled.

10. Ensure strict adherence to the Armada Safety and Health Plan by Contractors.

11. Prepare cost estimates and conduct joint measurements with contractors.

12. Assist the AC Supervisor in preparing bi-weekly and monthly reports on AC maintenance works.

13. Assist the AC Supervisor in preparing non-compliance reports by contractors or vendors.

14. Perform any additional duties assigned by supervisor.

Education

Level of Qualification - Diploma

Major - Building Services / Engineering / Facilities Management.

Area of Experience

AC Maintenance - 5 years or above

Building Services - 2 years or above
